Retrofitting Smart Locks in Condos: Condo Board Regulations

If you own a condominium, upgrading to a keyless smart lock requires careful consideration of building association rules. Unlike single-family homes, condo exterior doors are often classed as common elements.

1. Confirm the Condominium’s Rules

The declaration, bylaws, rules, fire-safety plan, and unit boundaries differ by corporation. Some buildings restrict visible corridor-side changes or require written approval before door hardware is altered.

  • Ask first: Confirm who owns the door and hardware, which finishes or functions must remain, and whether management approval is required.
  • Consider interior-only options: A compatible retrofit that operates the existing interior thumbturn may preserve the corridor appearance, but door geometry and building requirements still need to be checked.

2. Emergency Access and Master Keying

Some condominium procedures require management access or compatibility with an existing master-key system; others use different emergency protocols. Do not assume that giving out a key or changing a cylinder is automatically permitted.

  • Confirm the requirement: Ask management how authorized emergency access is handled and whether the proposed hardware must preserve a listed fire-door assembly or an existing key system.

Why approval is often needed

The corporation may control the suite door for fire safety and emergency access. Some declarations set out the type of lock allowed, and fire-rated doors have limits on drilling.

How to prepare a request

Give the manager the make and model, confirm that installation uses the existing bore, explain how staff or firefighters can enter in an emergency, and attach the data sheet. Ask for a written reply.

After approval

Save the message, notify your insurer if required and set up codes. If the board declines, ask whether a mechanical upgrade is possible instead. We serve condos in Mississauga City Centre, Oakville, Burlington and across the GTA. See rental keyless locks.
