Milton’s business parks and retail plazas depend on doors that open and close hundreds of times a day. Most failures happen slowly and are easy to spot if someone looks. This guide covers what to inspect and how often.
Closers
A closer should close the door in a controlled way and latch it every time. If the door slams, hangs open or leaks oil, it needs attention. Seasonal temperature changes alter closer speed, so check it in spring and fall. Also check the arm and mounting screws for looseness.
Exit devices
Push the bar. It should move smoothly, retract the latch and reset when released. If it sticks, drags or does not latch, service it. Exit devices on exit routes are life-safety equipment. Do not disable them.
Cylinders and keys
Try each key. A cylinder that needs jiggling is near failure. Replace it before it jams. If staff turnover means unknown keys are out, rekey. See commercial locksmith.
Electric strikes and access readers
Test the reader with a valid card, an invalid card and, if allowed, a power-off scenario. Know whether the door fails secure or fails safe and whether that matches the building’s needs. See electric strike installation and access control.
Glass and aluminum doors
Storefront doors drift out of alignment, and the bottom pivots wear. A door that drags on the floor will strain its lock. See storefront door repair.
Records
Keep a note of inspection dates, repairs and who authorized them. In multi-tenant buildings, confirm who is responsible for each door.
Calling us
Give the unit address, the door type and what happens. We’ll confirm availability and a price range. See the Milton page.
Getting the basics right for industrial and commercial units
Confirm who owns each door and lock, then create a hardware schedule listing the door, the lock brand, the number of keys and the last service date. Ask your locksmith to check the closers, hinges and exit devices in a single visit. Keep spare cylinders on hand for high-use doors, and plan rekeying when tenants or staff change. A written record saves time and money when something fails.
