How to Re-Align Heavy Entry Doors for Smooth Operation
Commercial metal doors can be heavy and may see frequent use. Hinge wear, loose fasteners, frame movement, impact damage, corrosion, or an unsuitable closer can contribute to a sagging or binding door.
Symptoms of Sagging Doors
- The door drags along the floor or threshold.
- The latch doesnβt align with the strike plate, requiring you to pull or lift the handle to lock it.
- You notice squeaking or grinding sounds near the hinges.
Repair Options
- Tighten Frame Screws: Check if the hinge screws have loosened. Retighten using heavy-duty machine screws.
- Install Hinge Shims: Shims placed behind the hinge plate can shift the door slightly to restore square alignment.
- Continuous hinges: Where compatible and approved, a full-length continuous hinge can distribute load along more of the frame. It may reduce recurring hinge stress, but it does not guarantee that a door will never sag; the frame, fasteners, door condition, installation, load, and use still matter.
Why doors sag
Heavy doors put constant load on hinges. Over time, screw holes wear, pins bend and the door drops, so the latch no longer lines up. On commercial doors used hundreds of times a day, this happens faster.
What servicing involves
Tightening or replacing screws, adjusting or replacing hinge pins and bushings, and repositioning the strike. Severe sag may require new hinges or frame repair.
Preventive care
Check hinges every few months and lubricate as recommended. See door closer maintenance and panic bars.
