Basement Apartment in Your Brampton House? Plan the Locks First

Many Brampton houses hold more than one household. A basement suite, a second unit or a shared laundry room raises a practical question that is easy to overlook: who can open which door? A little planning at the start avoids a common problem, where a former tenant still holds a key to the whole house.

Give each entrance its own key

If the upstairs and the basement share one key, every copy of it opens everything. The cleaner plan is separate keys for each entrance: front door, basement side or rear door, and any garage or laundry door that the tenants share. A rekey can make the locks accept new keys without replacing the hardware, and it is usually the quickest fix between tenancies.

Consider a keypad on the basement door

A keypad or smart lock on the side entrance lets a landlord issue a code for a new tenant and remove it when they leave, with no key to collect. Choose a model that also has a key override, and check that the door closes true before installing. A motorized bolt on a door that binds wears out quickly.

Look at the door between units

If there is a door between the upstairs and the basement, do not simply add a keyed lock to it. Doors between dwelling units can be part of a fire separation, and how they close, latch and lock is regulated. Before you change that door, check the requirements with the City of Brampton or the Ontario Fire Code guidance, or with a qualified building professional. A locksmith can advise on the hardware but should not override a life-safety requirement.

Shared spaces need a rule

A shared laundry room or garage is where key control usually fails. Decide who needs a key, keep a short written list, and rekey when the list changes. Keep a spare set for the owner, stored somewhere secure.

What to tell us when you call

Tell us how many entrances there are, which are shared, whether tenants are moving in or out, and whether you are the owner, landlord or tenant. We’ll help you choose between rekeying, replacing hardware or fitting keypads, and we will explain the scope and price range before we start. See our Brampton locksmith page for service details.
