Bolton Industrial Units: A Door Hardware Checklist

The industrial and commercial units of Bolton, including those near Highway 50, share a common set of door problems. They are used by staff and delivery drivers all day, they are often multi-tenant, and it is not always clear who is responsible for repairs. A short checklist keeps small issues from becoming closures.

Who is responsible?

Start with the lease. Some tenants are responsible for interior and exterior doors, others only for their own locks. Before ordering work on a shared or exterior door, confirm who has authority to approve it. A locksmith should ask, and if you cannot answer, the property manager can.

The door itself

Check for gaps, worn hinges and damaged frames. A door that has dropped will not latch and puts extra strain on the lock. Check the closer for speed and latching, and the weatherstripping for gaps that leak heat.

The lock and the exit device

Test the cylinder for smooth operation with each key. If a key is stiff or worn, replace the cylinder before it fails. For exit devices, press the bar and confirm the latch retracts fully and returns. If there is an electric strike or access reader, check it works with a card or code and also releases in the way the building requires.

Keys and codes

List who holds keys or cards. When staff leave, collect keys or deactivate cards. If keys are unaccounted for, rekey the cylinders. For several tenants, a master-key system can give the owner a top-level key while tenants control their own doors.

Fire and life safety

Exit doors must open easily from the inside. Do not chain, block or disable them. Fire-rated doors have specific requirements for closers, latches and gaps, and repairs should respect them. We’ll say when a job needs a qualified fire-door specialist.

Winter

Bolton winters freeze latches and stiffen closers. Check them before the first hard frost.
